Note: When I first posted this video in late 2008, you could still get live-in loans every 6 months or so with very low downpayment. Even in early 2009 you could still get 10% down investor loans.
Now investor loans are much tougher so downpayments are higher at aroud 15-20%. But when you resell on an REC you can still make your interest spread income. Just have your buyer bring enough downpayment to free up all or most of YOUR downpayment and make it enough so the buyer won't walk away.
